Why Would You Want Your Home Inspector To Use Thermal Imaging On Your Home Inspection?

Visible light is all that a human eye can see. This is a very small part of the electromagnetic spectrum. Infrared radiation (IR) represents a larger percentage of the electromagnetic spectrum. In order to see more we need specialized equipment.

 

All objects absorb, reflect and sometimes transmit energy at different levels. Different materials will give off heat or cold energy at different rates. It’s this energy that can be detected by infrared equipment and displayed as images.

Many lurking problems can be uncovered with a thermal camera because the temperature differences can be a clue to a large problem in the home.  Undetected issues cause can cost you thousands of dollars in damage and even serious illness.

 

Some of the issues that a thermal camera can detect are:

  • Mold and Mildew

  • Unsealed Windows

  • Leaks in the HVAC system

  • Water leaks

  • Overloaded / Overheated Electrical Circuits

A home inspection without thermal imaging is quite frankly a visual inspection only and without thermal imaging, many very expensive issues could go undetected and become a potential buyers nightmare.
